HOME INSPECTOR QUALIFICATIONS:
1. The new applicant for a home inspector license must have successfully completed high school or its equivalent.
2.

Education: Must successfully complete a course of study of not less than 140 hours approved by Secretary of State.  At least 40 hours must have been in the form of unpaid field based inspections in the presence of and under the direct supervision of a home inspector licensed by NYS.

3. The applicant must have passed a written or electronic exam approved by the Secretary of State.
4.

Freedom from Disqualifying Criminal Convictions.

5. Every licensed home inspector must maintain and file with the Secretary of State proof of a certificate of liability coverage in which the terms and conditions are determined by the Secretary.
 

LICENSE DURATION

The Home Inspector License shall be issued for a period of two years and may be renewed.  No renewal of a license shall be issued unless the applicant has successfully completed a course of continuing education approved by the Secretary of State.

 

LICENSE FEES

All school exams are included.

The Department of State exam fee is $50 for each exam taken.

The State application fee is $250. The license is effective for two years. The renewal fee for a home inspector license is $100.

 

DUTIES OF A HOME INSPECTOR

  • Every home inspector shall comply with the provisions of Article 12-B Real Property Law Home Inspection Professional Licensing and the rules. Duties are to the client.

  • Every home inspector shall display his/her license number and status on every home inspection report and in all advertising. Proof of licensure to the client must be provided such client upon request. 

  • Written reports on the findings of the home inspection must be provided to the client no later than five business days after the completion of the home inspection. All written reports and the information contained within are

  • Confidential and shall not be disclosed without the consent of the client.
